Marshbank House Information

At least, that is what our visitors tell us. Marshbank is a real home away from home.

Setting

Marshbank sits in around a third of an acre of grounds bounded by a watercourse dividing the property from the open land of Cors Fochno (Borth Bog) crossed by the railway embankment in the distance.  The protected area is a haven for wildlife and is a delight for birdwatchers. Views from the house look out over its gardens on all sides and the open land to the north and west. The outlook towards Borth seafront to the west provides wonderful sunsets all year round.

History

Our earliest records of Marshbank date back to the 1930's, though we believe some form of property may have existed here for much longer. In the early post war period it appears to have been a one or two bedroom cottage with no specific bathroom or kitchen facilities. By the early 1960's a lean to kitchen and toilet with a plastic corrugated roof had been added at the rear and the current site was enclosed though records show that Mr Evans still had a right to use the footbridge (now removed) for his livestock to access the bog!

You stepped down into the property in those days and once our family acquired it they set about making it a more practical home. The roof was lifted on hydraulic lorry jacks and the house was raised one course at a time resulting in a new floor level three feet higher. A new bathroom and kitchen were added to the two double bedrooms, small living room and hall and the house was connected to mains drainage for the first time.

The mid 1990's saw a need for expansion and the house was substantially rebuilt to current standards but retaining its original footprint and most of its ground floor layout and window openings.  The large roof space was used to create three new bedrooms and a family bathroom while an extension above the site of the old double garage provided a master bedroom with en-suite.  On the ground floor the lounge was extended substantially to create a large, flexible space with a woodburning stove at its heart, flooded with natural light from windows on three sides including two new bays that give the room much of its character.  The original white rendered appearance was retained and the roof and dormers recovered with natural slate.

2019 brought about a complete refit with new decoration, carpets, fabrics, furniture, fittings and equipment throughout the house.  No room was left untouched.  The kitchen was no exception being completely replanned and fitted with new units, appliances and floor coverings. Marshbank has hosted and delighted many visitors over the years and now it is ready to welcome you.

House Layout

Ground Floor

Entrance Hall & Stairs.  Entrance Hall with stained wooden floor, a feature bridge landing, coat hooks, boot and shoe tray. Large windows on the lower landings give views over the gardens to the north. Everything is presided over by Marshbank's resident duck, who has been in the house for over 70 years and maybe much longer.

Inner Hall.  Entered through a feature pointed arch from the Entrance Hall the Inner Hall provides access to the Kitchen and through glazed double doors to the Living Room. The room is lined with bookcases and houses our beautiful grandfather clock.

Living Room/Dining Room.  A large L-shaped room with a wood burning stove at its centre. The open plan layout incorporates a dining area with an extending table; a sitting area with comfortable leather 3 seater and 2 seater sofas, side tables and a large flat screen smart Sony TV with access to Freesat through a Humax box and a DVD player; and a reading/games area with a feature armchair and 3 tub chairs surrounding a circular coffee table. 5 large windows including 2 huge square bays flood the room with natural light and open it up to the views.

Kitchen.  Our newly fitted Kitchen with a breakfast table with extending leaves and 4 chairs. A large serving hatch links to the Living Room. Equipment includes:

The stairs from the Entrance Hall split in opposite directions offering the opportunity for privacy for families, couples or grand-parents.  A Master Bedroom is located off its own staircase while the other 3 bedrooms have their own landing with the family bathroom.

Master Bedroom and En-suite (Garden Room)  Spacious Master Bedroom accessed by its own staircase and incorporating a sitting area. Windows on 3 sides look out over the gardens and enjoy some beautiful sunrises.  The en-suite shower room includes a shower, WC and wash hand basin, mirror with light and shaver socket..

Bedroom 4 (Snowdonia View Room)  Peaceful room with a north-facing dormer window looking towards the Dyfi Hills of the Snowdonia National Park.  Equipped with 3 person bunk beds, double on the lower level and a single above. Loved by children but suitable for adults though we would recommend the upper bunk for the fit and agile.
